There are two different questions behind “how long to sell an HDB flat”: how long it takes to find a buyer, and how long it takes to complete the transfer. Combining them into one fixed number can leave you without enough time to move.
There is no guaranteed listing-to-handover duration. Buyer search depends on the flat, price and market. HDB describes resale completion as about 8 weeks after acceptance of the resale application—not eight weeks from listing, granting the OTP or submitting your portion. HDB resale timeline: which clock are you counting?
- Before offering the flat: confirm eligibility, prepare your finances and register Intent to Sell.
- Finding a buyer: prepare the listing, arrange viewings and negotiate. This is a variable marketing period, not an HDB processing deadline.
- OTP stage: the buyer decides whether to exercise within the option period. Granting the option is not completion.
- Resale application: both parties submit their portions and HDB assesses the complete application.
- Completion and moving: follow HDB's acceptance, endorsement and appointment notices. A permitted extension of stay is a separate arrangement.
Before listing: confirm eligibility and prepare your next move
Check the minimum occupation period and other conditions for your own flat rather than assuming every HDB flat follows the same rule. Register a valid Intent to Sell at least 7 days before granting an OTP. The buyer must also have a valid HFE letter when receiving the OTP. What to prepare for the buyer-search stage
- Compare recent HDB resale transactions near your block, including flat type, lease and floor differences.
- Prepare clear photos, an accurate floor plan and a description that answers likely buyer questions.
- Agree viewing slots and a regular review of enquiries, viewings, feedback and offers.
If enquiries are weak, review price and presentation together. If viewings happen but offers do not, ask what is stopping buyers. Neither a fixed price cut nor a portal relisting guarantees a faster sale. Keep flexibility for financing, legal checks and your next-home arrangements.
HDB option fee, exercise fee and the 21-day deadline
The negotiated Option Fee is S$1–S$1,000. The Option Fee plus Option Exercise Fee is a deposit of no more than S$5,000, included in the resale price. Neither fee can be zero. For example, a S$1,000 option fee and S$4,000 exercise fee use the full deposit cap; this is not an additional S$5,000 on top of the price.
The option period runs for 21 calendar days after the Option Date, including weekends and public holidays, and expires at 4pm. The seller cannot grant another OTP during that period. Who requests the HDB valuation?
For buyers using CPF savings or a housing loan, the buyer or their salesperson submits the Request for Value by the next working day after the Option Date. After the OTP is exercised: application, acceptance and completion
Agree the resale-application timeframe in the OTP. Once one party submits, the other must submit within 7 calendar days; this is not a blanket seven-day deadline measured from exercising the option. Missing the matching-submission window can cancel the application without a fee refund. Source: HDB application process.
Submission is not acceptance, and acceptance is not final approval. Check My Flat Dashboard for missing documents and HDB's notices. Do not book a mover based only on the date you submitted your own portion.
HDB arranges a flat inspection and asks the parties to endorse documents and make the required payments. Follow the deadlines in those notices. HDB's approval guidance describes approval two weeks after both parties have endorsed and paid; that is a stage within the process, not another fixed period to add on top of the completion estimate.
Use the completion appointment letter to confirm the actual date, outstanding payments and documents to bring. Do not assume sale proceeds or CPF refunds are available to fund another transaction on the day you grant the OTP.
Moving checklist: separate completion from an extension of stay
- Before granting the OTP: discuss the next-home plan and any requested extension with the buyer.
- Before submitting: coordinate both application portions and declare any agreed extension arrangement.
- After acceptance: track HDB notices, inspection, endorsement, payments and the confirmed completion appointment.
- Before handover: settle the agreed vacant-possession arrangements, keys, access cards, utilities and moving access.
A temporary extension is not automatic. Eligible sellers who have committed to buy a completed home in Singapore may seek up to three months after completion, with the buyer's agreement and HDB's approval. Conditions apply, including not renting out the whole flat; both parties must declare the arrangement. Legal completion still takes place. Common questions about selling an HDB flat
Does selling an HDB flat take only eight weeks?
No. HDB describes completion as about eight weeks after it accepts the resale application. Finding a buyer, the OTP stage and submitting a complete application happen before that clock starts.
How much is the HDB option fee?
The Option Fee is negotiated from S$1 to S$1,000. Together with the Option Exercise Fee, the total deposit cannot exceed S$5,000. Neither fee can be zero; the deposit forms part of the resale price.
Must both parties submit the resale application on the same day?
No, but the second party must submit within seven calendar days of the first party's submission. Separately, agree the submission timeframe in the OTP. Missing the matching-submission deadline can cause cancellation without a fee refund.
Can I stay in my HDB flat after resale completion?
Only if you qualify for a temporary extension of stay, the buyer agrees and HDB approves the arrangement. The extension is at most three months after completion and is not automatic. It does not postpone the legal sale.
