How PropertySG collects, uses, discloses and protects your personal data.

1. Who we are

PropertySG is the trade name of Joe Tay (CEA Reg. No. R009618D), a CEA-registered property advisor operating under ERA Realty Network Pte Ltd (Estate Agent Lic. No. L3002382K), licensed by the Council for Estate Agencies (CEA) of Singapore. In this policy, "we", "us" and "our" refer to Joe Tay / PropertySG.

2. Personal data we collect

When you interact with us, we may collect:

• Contact details — name, mobile number, email address.
• Property details — property type (HDB/Condo/Landed/Commercial), intent (sell/rent/buy/valuation), address or area if you share it.
• Communication records — messages exchanged via WhatsApp, email, phone calls and consultation notes.
• Technical data — browser type, device, referring page and, if you accept optional cookies, analytics and advertising identifiers and interaction events. See Section 8 for the providers and your choices.

3. How we use your data

The purposes for which we may use your personal data, in and outside Singapore, include:

• Responding to your enquiry and scheduling a consultation.
• Providing valuation, pricing and advisory services, and carrying out our obligations arising from any contract between you and us.
• With your separate consent, preparing and publishing listings on property portals on your behalf.
• Sending you relevant updates about your transaction.
• Ensuring that content from our site is presented in the most effective manner for you and your device.
• Providing alerts, newsletters, educational materials or other information you have requested or signed up for.
• Allowing you to participate in interactive features of our service, when you choose to do so.
• Designing and conducting surveys or questionnaires for client profiling and segmentation, statistical analysis, and improving or furthering the provision of our products and services.
• Researching, designing and launching services or products — including seminars, events and forums.
• Promoting and marketing services and products, subject to your exercise of the opt-out right.
• Complying with laws and regulations applicable to us or any of our affiliates in or outside Singapore, including CEA record-keeping obligations.
• Legal proceedings, including collecting overdue amounts and seeking professional advice.
• Any purposes directly related or incidental to the above.

You may withdraw consent or opt out of marketing communications at any time by contacting our Data Protection Officer (see Section 11).

4. Disclosure to third parties

We only share your data with third parties where necessary to deliver our service or to operate this website, and under appropriate confidentiality and data-protection safeguards:

• Property portals (PropertyGuru, 99.co, SRX, EdgeProp) — to list your property, with your prior consent.
• Scheduling providers (Calendly) — when you book a consultation.
• Messaging platforms (WhatsApp / Meta) — when you initiate contact via those channels. Outbound notifications to our team are delivered via Twilio (WhatsApp Business API provider).
• Form processing & lead routing — form submissions are handled by Netlify Functions (hosting, including transient rate-limit storage of IP and email) and forwarded to a private Google Sheet for record-keeping.
• Bot & abuse prevention — submissions are scored by Google reCAPTCHA v3 to filter automated traffic; this involves Google receiving your IP address, browser fingerprint, and on-page interaction signals per Google's Privacy Policy.
• Analytics & advertising — after optional-cookie consent, usage and conversion events may be shared with Google Analytics 4, Google Ads and Meta Pixel. These can include cookie identifiers, page URLs and interaction information; they should not be treated as anonymous. See Section 8.
• Professional service providers — conveyancing lawyers, valuers and photographers engaged for your transaction.
• Regulators and law enforcement — where required by Singapore law.

We do not sell your personal data.

5. How we protect your data

We take reasonable administrative, physical and technical measures to safeguard your personal data, including access controls, encrypted storage where practical, and limiting access on a need-to-know basis. Despite these measures, no system is completely secure, and we cannot guarantee absolute security.

6. How long we keep your data

We retain your personal data only as long as necessary to fulfil the purposes above, or as required by Singapore law (including CEA record-keeping rules, typically 5 years from the end of the transaction). Afterwards, we anonymise or securely dispose of it.

7. Your rights under the PDPA

You have the right to:

• Access the personal data we hold about you.
• Correct any inaccurate personal data.
• Withdraw consent for our continued use of your data at any time. Note that withdrawal may mean we can no longer provide certain services to you.

8. Cookies, analytics and conversion tracking

Our website uses cookies and local storage for three purposes:

• Essential — remembering whether you closed a popup, dark-mode preference, and similar UI state. Set in your browser only, not shared with any third party.
• Analytics — after you accept optional cookies, Google Analytics 4 can use _ga / _ga_* cookies to measure page views, sessions and interactions. We review aggregate reports; Google receives device and online identifiers as part of this measurement.
• Advertising — after you accept, Google Ads and, on pages where enabled, Meta Pixel can measure visits and contact actions using advertising cookies and identifiers (such as _gcl_* and _fbp). The Google consent settings also permit advertising user data and personalization. Meta receives page-view and supported interaction events. Depending on provider/account settings, this data may support personalized advertising or remarketing as well as conversion measurement. You can opt out of Google Analytics across all sites by installing the Google Analytics Opt-Out browser add-on, or by blocking cookies for google-analytics.com and googletagmanager.com in your browser settings. Blocking these does not affect your ability to use the site.

Your choice: optional analytics and advertising scripts load only after you choose Accept. No thanks keeps them off; simply browsing is not consent. You can withdraw optional-cookie consent below without disabling calculators or enquiry forms. Withdrawal stops optional tracking on subsequent page loads; it does not undo data already received by providers. You can remove existing cookies using your browser settings.

9. Children's data

Our services are directed at adults aged 21 and above (the minimum age for property transactions in Singapore). We do not knowingly collect data from minors.

10. Changes to this policy

We may update this policy from time to time. Material changes will be reflected by updating the "Last updated" date at the top of this page. A policy update does not change your stored optional-cookie choice; where a new consent is needed, we will ask for it.
