Common questions

How much downpayment do I need for a BTO flat?

With an HDB housing loan, the downpayment is 25% of the flat price — the loan-to-value limit has been 75% since 20 August 2024 — and it can be paid fully with CPF Ordinary Account savings, cash, or a mix. With a bank loan the limit is also 75%, but at least 5% of the price must be paid in cash.

What is the Staggered Downpayment Scheme?

For uncompleted BTO flats, eligible buyers can split the downpayment: a smaller share when signing the Agreement for Lease and the remainder at key collection. Eligible young couples on HDB's deferred income assessment pay just 2.5% of the flat price at signing. Check your exact schedule with HDB, as it depends on your eligibility and financing.

How much is the BTO option fee?

$500 for a 2-room Flexi flat, $1,000 for a 3-room flat, and $2,000 for a 4-room, 5-room or 3Gen flat, payable when you book the flat. The option fee counts towards your downpayment.

What income ceiling applies to BTO flats?

The household income ceiling is $14,000 a month for families buying a new flat ($21,000 for extended or multi-generation families, $7,000 for singles buying a 2-room Flexi). You also need a valid HDB Flat Eligibility (HFE) letter before you can apply.

How much is the Enhanced CPF Housing Grant (EHG)?

Up to $120,000 for first-timer families with average monthly household income of $1,500 or less, stepping down HDB’s published table to $5,000 at $8,501–$9,000; above $9,000 there is no EHG. It is paid into your CPF Ordinary Account and can fund the downpayment. Tick the first-timer box above to include it in your budget — full conditions are in the EHG guide.

Why does this calculator use a 3% rate when the HDB rate is 2.6%?

HDB assesses how much you can borrow using an interest floor of 3%, even though the concessionary rate you actually pay has been 2.6% since 1999. This calculator does the same: your loan eligibility is computed at 3%, and the monthly repayment shown uses the 2.6% rate you would pay today.
