How this repayment estimate works
For a constant rate, the monthly instalment is P × r ÷ (1 − (1 + r)−n), where P is the loan amount, r is the annual rate divided by 12 and n is the number of months. At 0% interest, divide P by n.
The schedule rounds monthly interest and payments to cents and adjusts the last payment to clear the balance. It assumes payments at month-end and an unchanged rate. It excludes fees, insurance, missed payments, early repayment and future rate changes. Your lender's rounding and payment dates may differ. This mode does not assess MSR, TDSR, CPF usage or loan approval.
Worked examples, not loan offers
A hypothetical S$300,000 loan over 25 years at a constant 2.6% has a regular monthly repayment of about S$1,361. A S$120,000 loan over 10 years at 0% has a monthly repayment of S$1,000 and no interest.
