HDB eligibility update — 24 August 2026: for new HFE applications, HDB loan income ceilings are $16,000 for families, $8,000 for eligible singles buying alone, and $24,000 for eligible extended families (each family nucleus within $16,000). The $18,000 ceiling is for qualifying new ECs. This calculator does not check income-ceiling eligibility or grant/loan approval; an estimate is not an HFE outcome. Use your quoted rate for a bank loan. The HDB preset is 2.6% for 1 July–30 September 2026; it is reviewed quarterly, not guaranteed for the whole term.

How this repayment estimate works

For a constant rate, the monthly instalment is P × r ÷ (1 − (1 + r)−n), where P is the loan amount, r is the annual rate divided by 12 and n is the number of months. At 0% interest, divide P by n.

The schedule rounds monthly interest and payments to cents and adjusts the last payment to clear the balance. It assumes payments at month-end and an unchanged rate. It excludes fees, insurance, missed payments, early repayment and future rate changes. Your lender's rounding and payment dates may differ. This mode does not assess MSR, TDSR, CPF usage or loan approval.

Worked examples, not loan offers

A hypothetical S$300,000 loan over 25 years at a constant 2.6% has a regular monthly repayment of about S$1,361. A S$120,000 loan over 10 years at 0% has a monthly repayment of S$1,000 and no interest.

Choose the right HDB calculator estimate

For a BTO or resale purchase, use the HDB downpayment guide to separate the purchase price, loan and upfront funds. Keep any separately agreed buyer-agent fee, renovation and other moving costs outside the housing-loan estimate.

How does this HDB loan calculator estimate affordability?

It applies the 30% Mortgage Servicing Ratio, an HDB loan eligibility rate, your selected tenure, the 75% loan-to-value limit and your available cash plus CPF. The result is a planning estimate, not a loan offer.

What HDB loan interest rate does the calculator use?

The current HDB concessionary interest rate is 2.6% per year for 1 July to 30 September 2026. It is pegged at 0.1 percentage point above the CPF Ordinary Account interest rate and reviewed quarterly.

How much can HDB lend for a flat purchase?

The published maximum loan-to-value limit is 75% of the purchase price for a new flat, or 75% of the lower of the resale price and HDB valuation for a resale flat. Your approved amount can be lower after HDB assesses your income, age, remaining lease and credit profile.

Is this calculator the same as an HFE letter?

No. This calculator is an independent planning tool. Your HDB Flat Eligibility letter confirms your housing grants, HDB loan eligibility and actual eligible loan amount.

Can I use this HDB calculator for a BTO or resale flat?

Yes, for an initial home-loan estimate. Enter the amount you intend to borrow, not the full BTO or resale price, in Monthly repayment. Use How much can I afford? for a separate income, cash and CPF budget estimate. This tool does not calculate BTO staged payments, resale cash-over-valuation or your grant entitlement.

Is this an HDB renovation loan calculator?

No. This page estimates home-purchase financing, not a renovation loan. Budget separately for renovation, furniture and moving costs. For renovation borrowing, use the lender's quoted rate, fees and repayment schedule rather than this tool's HDB rate preset or housing affordability result.
