Common questions

How much is ABSD for a Singapore Citizen buying a second property?

20% of the purchase price or market value, whichever is higher. A Singapore Citizen's first residential property is exempt from ABSD (0%); a third or subsequent property is charged at 30%.

How much is ABSD for a Permanent Resident?

5% on a Permanent Resident's first residential property, 30% on the second, and 35% on the third and subsequent properties.

How much is ABSD for a foreigner buying property in Singapore?

60% of the purchase price or market value, whichever is higher, regardless of whether it is the buyer's first property in Singapore. Nationals of the US, Iceland, Liechtenstein, Norway and Switzerland are treated as Singapore Citizens for stamp duty under Singapore's Free Trade Agreements.

Is Buyer's Stamp Duty (BSD) different for HDB and private property?

No. BSD uses the same tiered rate table — 1% to 6% depending on price — for both HDB resale flats and private residential property. ABSD, where it applies, is calculated on top of BSD.
