Dunearn House is a precision play. The audience is specific: families who need the 1km P1 advantage at Nanyang or nearby, buyers who value D10 freehold prestige, or investors playing the top-school-zone rental premium.

If you're not in one of those three segments, the PSF premium over lower-tier districts is hard to justify — Tengah or Tampines give you more space for your dollar. But if you ARE the target buyer, this is exactly the freehold protection + school access combo that doesn't come around often. Three-bedroom stacks go fastest.
