My read on this one.

River Modern is a pedigree CCR play. 2BR Plus at 646sqft is the sweet-spot for rental-yield investors — Great World MRT + F&B belt = strong expat/young-professional rental demand. 3BR Flex and 3BR Plus work for families who want to live in CCR without stretching to D10/D11 freehold pricing (99-year here vs freehold elsewhere).

4BR Plus at 1,830sqft is for genuine family CCR buyers — limited supply at this size in D09, early registration matters. Not right for buyers wanting OCR entry pricing or suburban space-per-dollar — this is premium CCR and priced accordingly.
