East Coast Park adjacency

Direct access to East Coast Park's 15km cycling and running corridor, beachfront, and F&B clusters. Permanent greenery and coastal facing means no future high-density development blocking views.

Practical unit sizing

1BR+Study at 484sqft, 2BR at 592sqft, 2BR Premium at 678sqft — efficient layouts targeting young professionals and small families. Entry pricing accessible vs CCR condos.

Amenity scale

Two basement levels of Vela Club facilities plus a coast-facing Bay Coast zone on level 1. Amenity density rivals larger developments at smaller footprint pricing.

Honest take

My read on this one.

Vela Bay is a Bayshore-thesis buy. If you're betting on the TEL Bayshore MRT completion lifting the entire precinct (and historically, new MRT lines do lift surrounding condo values 10–15% in the 12 months post-opening), this is a clean first-mover play. The 2031 TOP timeline aligns with infrastructure maturing — not buying too early into a construction-site neighbourhood.

2BR Premium at 678sqft is the sweet-spot unit: efficient layout, best rental yield for the price point. 1BR+Study only if you're comfortable with the 7-year hold through TOP. Not the right fit for buyers who want immediate occupation or prefer CCR prestige.
