My read on this one.

The Serra works if you're buying for long-term family living or medical-professional rental yield. Freehold tenure in D11 is the real moat — leasehold condos nearby face value decay after year 20, this one doesn't.

Downside is size: as a boutique development, you won't get the full facility scale of a mega-project. For buyers who value Novena's walkability, medical access, and freehold resale protection more than pool-gym scale, this is a strong fit. Get in early on VIP preview if you want corner stacks facing east or park views.
